Direct answer
nessoo.net is published by Nessoo.com, a product of Nessoo, Inc. The pages explain NYC income-to-rent practices, guarantors, and broker fees with the source named next to the fact. The marketplace for renters is nessoo.com.
Who publishes this
The byline on every page is Nessoo.com. The legal publisher is Nessoo, Inc. nessoo.com is a rental marketplace in Manhattan, Brooklyn and Long Island City. These guides do not replace a lease, a lawyer, or a building's own rules.
How the calculator works
- Income needed equals monthly rent times the ratio you pick: 40, 45, or 50. The result rounds up to the next dollar.
- 40x and 50x are described by StreetEasy. 80x for guarantors is described by StreetEasy and CityRealty. 45x is included so you can test a ratio between 40 and 50. It is not a separate published standard.
- Each person is tested against their share of the rent. The default share is an even split. You can edit a share. Nothing you type is stored or sent.
- The highest rent at 40x is income divided by 40, rounded down so the rent still fits the ratio.
- Inputs above $50,000 rent or $5,000,000 income are rejected so a typo does not look like a result.
- The borough table uses Realtor.com's Q3 2026 median asking rents for Manhattan and Brooklyn. Income at 40x is the rent times 40. The label on the table is the data date.
What we will not do
- We do not invent statistics, quotes, or renter counts.
- We do not aim a page at or away from any group. Source of income discrimination is illegal in NYC.
- We do not say a renter is approved. The calculator says whether the income meets a ratio.
Nessoo verifies renters' identity, income and assets.
Once a renter and a broker connect, the renter can schedule a tour through a link connected to the broker's calendar.
